The path.
- Notice — written notice to vacate citing the breach.
- Mediation — many ward offices facilitate mediation; often resolves payment cases.
- Court filing — if mediation fails, file at the District Court.
- Judgement and execution — execution is the slow part.
Law vs practice. A documented rent-receipt history, a stamped agreement, and CCTV-witness of the notice delivery dramatically shorten the process. Verbal tenancies are the hardest cases.
